Seabrook is about ten minutes from our yard in Amesbury. It is also where the rules change. Cross the state line and you are under New Hampshire’s Shoreland Water Quality Protection Act, which reaches further inland than most homeowners expect.

The 250-foot rule

New Hampshire’s protected shoreland runs 250 feet horizontally from the reference line of public waters, and it covers coastal and tidal water, not just lakes. In Seabrook that pulls in a lot of property around the harbor and the marsh.

Inside that zone there is a 50-foot waterfront buffer and a 150-foot woodland buffer, each with its own limits on what can be cut. Trimming, pruning, and thinning are generally fine. Clearing is a different thing, and the distinction matters more than it sounds.

Fertilizer is where we stop

No fertilizer at all within 25 feet of the reference line. Beyond that, still inside the protected shoreland, the state restricts you to slow or controlled-release products applied by a licensed professional.

We are not licensed for that. If your property sits in the protected shoreland and you want a fertilizer program, we will say so and point you toward someone who is. We will still handle the design, planting, beds, and stonework. We just will not be the ones putting fertilizer down near the water.

Salt, sand, and wind

Soil near the water here is sandy and drains fast, which sounds ideal until July, when it dries out and everything wilts at once. Add salt off the ocean and wind with nothing to break it, and the workable plant list gets short.

What actually survives: bayberry, beach plum, juniper, rosa rugosa, switchgrass, little bluestem. Not a consolation list. Just what is still standing in year five.

If you're within 250 feet of tidal water or the marsh, probably yes. The state measures from the reference line, and a good share of Seabrook falls inside it. We'll help you work out where you sit before we plan anything.

We're not licensed for that, so we'd point you to someone who is. Outside the protected shoreland it isn't an issue.

Structures and land development inside the protected shoreland generally need a shoreland permit. Maintaining or repairing something that already exists, without changing the footprint or the impervious area, usually doesn't. We'll tell you which side of that line your project falls on before you commit to anything.
